> Newnan is a Coweta County seat on the Atlanta commuter belt with a University of West Georgia satellite campus. Here is where students live, what it costs, and the honest trade-offs of studying here.

## A county seat that gained a campus

Newnan sits at the centre of Coweta County, on the Interstate 85 corridor that runs south-west out of Atlanta toward the Alabama line. For most of its history it was a courthouse town — the second-empire Coweta County courthouse still anchors the downtown square, and the city markets itself on antebellum streets and film shoots rather than on students. That shifted in the 2010s, when the University of West Georgia opened a teaching campus inside the shell of the old Newnan Hospital. If you come here to study, you are living in a working small city on Atlanta's commuter belt, not inside a campus bubble.

The University of West Georgia's main campus is in Carrollton, roughly forty minutes west at 1601 Maple Street. Its Newnan campus stands at 80 Jackson Street, in the 1925 hospital building that the City of Newnan, Coweta County and the university rehabilitated into a satellite teaching site, according to the university's Newnan campus page. UWG is a public university in the University System of Georgia, and it reported a record enrolment of 16,072 students in Fall 2025 — an 11.7 percent rise over the previous year's 14,394 — in its own announcement. The great majority of those students are in Carrollton; the Newnan campus is smaller, newer and more specialised.

Newnan also has a second degree-granting institution in town. West Georgia Technical College runs its Coweta Campus at 200 Campus Drive, a unit of the Technical College System of Georgia that grants certificates, diplomas and associate degrees in fields from nursing and information technology to automotive work and construction trades, per the college's own campus page. Between the two, the local student population skews toward health and career-technical students, dual-enrolled high-schoolers and returning adults rather than the eighteen-to-twenty-two residential crowd of a flagship.

## What the Newnan campus is for

The Newnan campus leans into health care, which fits a building that spent most of a century as a hospital. The university's Tanner Health School of Nursing teaches its Bachelor of Science in Nursing on this campus, using simulation suites built into the renovated wards; the school describes its pre-licensure BSN as a four-semester programme, offered on both the Carrollton and Newnan campuses, that prepares graduates to sit the NCLEX-RN licensing examination. If you are weighing a nursing path, the Newnan campus is the reason to be in this city rather than Carrollton.

Beyond nursing, Newnan functions as an access point: advising, testing and a slice of UWG's wider catalogue are offered here, and dual enrolment lets Coweta high-schoolers start college credit early. Practically, that means a Newnan student's week can look very different from a residential undergraduate's. Many drive in for classes and labs and drive home again; others take online and hybrid courses and use the building for proctored exams and study space. There is no stadium, no quad culture and no dormitory on Jackson Street — the social centre of gravity for full campus life remains Carrollton, and you should plan trips there if you want it.

## Finding somewhere to live

Because the Newnan campus has no residence halls, most students here rent privately or stay with family. The local stock splits into three rough bands. Downtown and its edges have a small number of converted lofts and older apartments within walking distance of the square — character, but limited supply. The Bullsboro Drive and Highway 34 corridors, where most of Newnan's shopping and chain restaurants cluster, hold the bulk of the mid-market garden-apartment complexes; these are car-dependent but closest to jobs and groceries. Further out, shared single-family rentals in subdivisions are common and often the cheapest per bedroom if you have housemates and a car. UWG's own residence halls, if you want the dormitory experience, are all in Carrollton.

Timing matters more than newcomers expect. The spring and early-summer window — roughly March to June — is when leases for the autumn term turn over, and the better-value downtown and near-campus units go first. If you are arriving from abroad and cannot view in person, line up a trusted contact or ask the university's housing or international staff before you commit, and do not treat glossy listing photos as proof a unit exists.

That last point is where Newnan's rental scams live. They rarely involve a fake complex; they involve a real-looking private listing — a downtown loft or a subdivision house — advertised below market by someone who claims to be an out-of-town owner and asks you to secure it sight-unseen. The protections are the same ones locals use: see the actual unit or have someone you trust see it, meet whoever holds the keys, and get a written lease with the property's real address before any money changes hands. In Georgia a security deposit is normally refundable and handled under the state's landlord-tenant rules; a request to wire a deposit, buy gift cards, or send cryptocurrency to "hold" a room is the signal to walk away, every time. No legitimate Newnan landlord needs payment by those channels.

## Furnishing a room for next to nothing

Newnan is unusually well set up for furnishing a room cheaply, mostly thanks to charity resale. The Newnan-Coweta Habitat for Humanity ReStore at 216 Bullsboro Drive sells donated and surplus furniture, appliances, building materials and home goods at a fraction of retail and runs a free pickup service for larger donated items, according to the ReStore's own page; its proceeds fund local house-building. There are also Goodwill and other thrift outlets along the Highway 29 and Bullsboro corridors for clothes, kitchenware and desks.

For the slower pleasure of browsing, Main Street Newnan hosts Newnan Market Day on the first Saturday of each month from March to December, 10 a.m. to 2 p.m., around the downtown courthouse square, with more than fifty vendors of produce, baked goods and crafts and an acoustic jam called Pickin' on the Square alongside it, per the regional tourism office. It is a market for food and makers rather than used furniture, but it is the easiest way to learn the town's rhythm and meet people early in a term. Online, a steady flow of free and cheap items turns up as students move in and out; EduFabTech keeps Newnan-specific listings for [second-hand things](https://edufabtech.com/in/united-states/newnan/second-hand), [furniture](https://edufabtech.com/in/united-states/newnan/furniture) and [items given away free](https://edufabtech.com/in/united-states/newnan/free-stuff).

## Working while you study

Term-time work is possible but tightly bounded if you are an international student, and the rules are federal rather than local. The U.S. Department of Homeland Security's Study in the States guidance states that an F-1 student in on-campus employment "may not work more than 20 hours per week when school is in session," that on-campus work is the simplest category, and that off-campus employment must be authorised first — it says the first step is always to talk with your designated school official (DSO). Treat that page and your DSO as the authority; nothing here is legal advice, and the penalties for guessing wrong fall on your immigration status.

For domestic students, Newnan's labour market is shaped by its retail-and-logistics geography: the Ashley Park shopping district, the hospital and clinics, warehousing off I-85, and downtown's restaurants and shops are the usual sources of hourly work. On-campus roles are thinner here than in Carrollton because the Newnan site is small. EduFabTech's [Newnan jobs listings](https://edufabtech.com/in/united-states/newnan/jobs) collect part-time openings in the area.

## Libraries and places to open a laptop

Study space in Newnan is not confined to campus. The Coweta Public Library System's Central Library at 85 Literary Lane is the main public branch, part of a four-library system that also includes the A. Mitchell Powell, Jr. branch in Newnan and branches in Grantville and Senoia, as the county lists them; it gives you Wi-Fi, desks and borrowing with a card. On campus, the renovated Jackson Street building has quiet study and proctored-testing space during opening hours. Downtown's independent cafés around the square round out the options when you want background noise rather than silence. EduFabTech also tracks bookable [study spaces and desks](https://edufabtech.com/in/united-states/newnan/study-spaces) in the city.

## Getting around without assuming a car

Newnan was built around the car, and honesty requires saying so: there is no fixed-route city bus. What exists is Coweta Connect, the county's demand-response service, which the county says costs "$3 per one-way trip," runs Monday to Friday between roughly 8 a.m. and 5 p.m., stays within Coweta County, and must be booked by calling 770-683-RIDE by noon for next-day service, according to Coweta County's transit page. It is a genuine option for appointments and errands, but it is not a turn-up-and-go network you can lean on for daily class commutes.

For reaching Atlanta without driving the whole way, the regional Xpress commuter service runs Route 453 from the Newnan Park-and-Ride at 70 Hollz Parkway to the Lakewood/Ft. McPherson MARTA station on weekdays, per the Xpress route page. Newnan sits in the Blue fare zone, where Xpress lists a one-way fare of $4 and a 31-day pass of $125, on its fares page; no student discount is advertised. The practical upshot: budget for a car or a reliable lift for your day-to-day life in Newnan, and use Coweta Connect and the Xpress as supplements rather than substitutes. The multi-use LINC trail, still being extended across the city, is a pleasant walking-and-cycling route rather than transport to campus.

## The costs, and the honest trade-offs

A firm, dated housing figure is easiest to give from the university itself, though it describes Carrollton rather than Newnan: for a bedroom in UWG's Arbor View apartments the university lists Fall 2026–Spring 2027 rates of $3,650.00 per semester for a four-bedroom unit and $3,750.00 for a two-bedroom unit, on its residence-hall pricing page. There is no comparable official dormitory figure for the Newnan campus because it has none; private-market rents in and around Newnan are what most local students actually pay, and those move too often to quote a single reliable figure here — check current listings rather than trusting an old number.

What is good about Newnan for a student is real: a walkable, genuinely pretty downtown; a nursing programme housed in purpose-renovated facilities; charity resale that makes setting up cheap; and a position on I-85 that puts the jobs and amenities of metro Atlanta within reach. What is hard is equally real. This is a commuter campus in a car town — without a vehicle, daily life is a struggle, and the transit that exists is limited and booked in advance. Full campus social life lives in Carrollton, not Newnan. Housing near the square is scarce, the rest is spread along highways, and the region's summers are long, humid and hot. None of that makes Newnan a bad place to study; it makes it a place that rewards students who plan transport and housing early and know what they came for.

## A checklist for the first two weeks

- Confirm your course mix (in-person, hybrid or online) and how often you truly need to be at 80 Jackson Street before you choose where to live.
- View any room in person, or have a trusted contact view it, and sign a written lease with the real address before paying — never wire, gift-card or crypto a deposit to "hold" a place.
- Get a Coweta Public Library card at the Central Library on Literary Lane for Wi-Fi, desks and borrowing.
- Sort transport honestly: arrange a car or regular lift, save the Coweta Connect number (770-683-RIDE), and check Xpress Route 453 if you will travel to Atlanta.
- Furnish from the Habitat ReStore on Bullsboro Drive and local thrift stores; watch EduFabTech's [rooms](https://edufabtech.com/in/united-states/newnan/rooms) and [second-hand](https://edufabtech.com/in/united-states/newnan/second-hand) pages.
- International students: meet your DSO in the first days to confirm what work, if any, you are allowed before you accept any job.
- Browse the first-Saturday Market Day and the wider [Newnan student listings](https://edufabtech.com/in/united-states/newnan) and [local events](https://edufabtech.com/in/united-states/newnan/events) to find your footing.
