A City of Colleges in central Arkansas

Conway sits in Faulkner County, about 30 miles north of Little Rock, close to where the Arkansas River bends out of the Ouachita foothills onto flatter farm country. The Arkansas Department of Parks, Heritage and Tourism calls it a "City of Colleges and Culture," and names the three institutions that give the town that identity: the University of Central Arkansas, Hendrix College and Central Baptist College. For a city of its size that is an unusually dense concentration of campuses, and it shapes everything from the rhythm of the academic year to who you share a coffee shop with in the morning.

By population, Conway is a mid-sized city rather than a small town. Census Reporter's profile drawing on the U.S. Census Bureau's 2024 American Community Survey (1-year) puts Conway's population at 70,704, with a median household income of $65,896. That scale matters for a student: there are chain groceries, big-box stores and medical services in town, but the city grew outward along wide roads built for cars, and the walkable core is small. Where you live and how you get around will do more to shape your experience here than almost anything else.

This guide concentrates on the University of Central Arkansas, by far the largest of the three campuses, while pointing to what the wider town offers any student. You can browse local student listings on EduFabTech's Conway page as you read.

The University of Central Arkansas

UCA traces its start to 1907. According to the university's official history, it opened as the Arkansas State Normal School on 21 September 1908 — a teacher-training institution that Conway secured over four rival towns by offering $51,753 and land. It went through three names (Arkansas State Teachers College from 1926, State College of Arkansas in 1967) before becoming the University of Central Arkansas in 1975. The red-brick core around the old Administration Building still reads as a historic teachers' college; newer buildings such as the Integrated Health Sciences Building and the Windgate Center for Fine and Performing Arts sit around its edges.

It is now a comprehensive public university. UCA's enrollment announcement of 5 September 2025 reported a preliminary fall census of 9,962 students, made up of 8,011 undergraduates, 1,724 graduate students and 227 high-school concurrent students, with an incoming freshman class of 2,079. That is a middle-sized student body: large enough for a full spread of majors, small enough that the campus does not feel anonymous.

One distinctive feature is the Norbert O. Schedler Honors College, which the university's magazine describes as founded in 1982 by Norbert Schedler with then-president Jefferson Farris Jr. The college describes itself as the first honors college in the state, renamed for Schedler in 2013. For the fall 2026 cohort, UCA announced 75 incoming first-year students in the Schedler Honors College and 37 in the Schedler Honors Program. If you are considering it, treat it as a separate application track with its own housing and seminar culture, not an add-on you join later. Listings close to campus are gathered on EduFabTech at near University of Central Arkansas.

Where students live, and renting off campus safely

UCA requires first-year students to live on campus. The 2025-2026 Room & Board Rates from Housing & Residence Life list the traditional residence halls in tiers, and reserve apartments, Donaghey Hall and Greek Village for students entering their second academic year or beyond. That rule effectively sorts the housing question for most new arrivals: your first year is on campus, and the off-campus search begins in earnest for year two.

When you do look off campus, Conway's rental stock is mostly low-rise apartment complexes and single-family houses spread along the main arteries, with a smaller supply of older homes near downtown and the UCA edge. Because the town is car-oriented, a cheap room far out can cost you in travel time; a room within cycling distance of Donaghey Avenue is worth more than its rent difference suggests. Start the search for an autumn tenancy in the spring, once you know your plans for the next year — the best-located places near campus go first.

Rental scams follow students everywhere, and Conway is no exception: the warning signs here are the familiar ones. A "landlord" who will only communicate by message, who says they are out of state and cannot show the property, or who wants a deposit before you have seen the room, is the pattern to walk away from. See the actual unit in person, or send someone you trust, before any money changes hands. Never send a deposit or "holding fee" by bank wire transfer, gift card or cryptocurrency — those methods are chosen precisely because they cannot be reversed. Get the lease and any deposit terms in writing. EduFabTech's Conway rooms page is one starting point among several; wherever you search, the in-person check is the rule that protects you.

What a year costs

The most reliable, dated housing figures for a new student are UCA's own. From the 2025-2026 Room & Board Rates, a double room runs from $2,604 per semester in the Tier 1 halls (Arkansas and Bernard) to $3,113 per semester in Tier 4 (Donaghey Hall, The 425 House, Greek Village). Single rooms, where available, range from $3,305 to $4,233 per semester across the tiers. Meal plans are mandatory for residents: the same sheet lists the Total Access plan at $2,179 per semester and the 200-block plan (with $250 Dining Dollars) at $2,472 per semester.

For wider cost context, Census Reporter's 2024 American Community Survey figures give a Conway median household income of $65,896 and a median value of owner-occupied homes of $298,200. A dependable citywide median rent updated within the last year is harder to pin to a single authoritative page, so treat off-campus rent as something to confirm against current listings rather than a figure to quote. Furnishing a room: thrift stores and Toad Suck weekend

Furnishing a second-year room cheaply is realistic in Conway, because the town has the resale infrastructure that any three-college city accumulates. Goodwill and the Habitat for Humanity of Faulkner County ReStore are the kind of outlets students rely on for furniture, kitchen basics and clothing; hours and stock change, so confirm current details before you make a trip. EduFabTech's second-hand and furniture pages, plus the free-stuff listings, are worth watching in August and in May, when outgoing students clear out rooms and give things away.

Conway's signature public event is Toad Suck Daze. The Encyclopedia of Arkansas records it as an annual spring festival in downtown Conway, begun in 1982 by John Ward, then managing editor of the Log Cabin Democrat, now governed by a volunteer Toad Suck Daze Committee assembled through the Conway Chamber of Commerce. The same source states that proceeds fund scholarship endowments at the local colleges, and that more than 150,000 people attend the three-day event. It is more street fair than farmers' market — crafts, food stalls, music and the namesake toad races — but it is the weekend the whole town turns out, and a fast way to get your bearings on downtown.

Part-time work and the international-student rules

Students on an F-1 visa face specific limits, and these are set by federal rule, not by the university. The U.S. Department of Homeland Security's Study in the States guidance states plainly: "If you participate in on-campus employment, you may not work more than 20 hours per week when school is in session." On-campus jobs — in the library, the cafeteria, departmental roles — are the ordinary starting point because they do not require separate work authorisation for an F-1 student in valid status. Off-campus work and practical-training options carry extra conditions.

This is a summary, not legal advice, and the rules change. Confirm your own situation with UCA's international office (the Center for Global Learning and Engagement) and the official Study in the States pages before you accept any job, and apply for a Social Security Number once you have an offer. Domestic students face no such cap, and on-campus roles are a common way to cover day-to-day costs. Current openings around town are listed on EduFabTech's Conway jobs page.

Torreyson Library and other study spaces

Torreyson Library, at 201 Donaghey Avenue, is the main study building on the UCA campus. Its published hours run Monday to Thursday 7 a.m. to midnight, Friday 7 a.m. to 5 p.m., Saturday 10 a.m. to 5 p.m. and Sunday 2 p.m. to midnight, with extended hours in the run-up to December exams. The library offers reservable study rooms sized for individuals, pairs and small groups, which you book online — useful when the open floors fill up during midterms and finals.

Beyond the library, the campus student union and the various college buildings give you daytime desk space between classes, and Conway's coffee shops absorb the overflow in the evenings. If you want to find a quiet desk off campus or a group study spot, EduFabTech keeps a running list on the Conway study-spaces page.

Getting around Conway

Conway was built for driving, and that is the honest starting point. Public transport arrived relatively recently in the form of microtransit: Rock Region METRO runs a METRO Connect Conway zone, an on-demand shared-ride service rather than fixed bus routes. Its service page lists operating hours of Monday to Saturday, 6 a.m. to 8 p.m., covering boundaries close to the city limits. A one-way trip costs $2.00, paid in exact change, by contactless card or a METRO Pay smart card, or through the Token Transit app, according to Rock Region METRO's 2026 fares and passes page. There is no fixed-route city bus, so plan around wait times rather than a timetable.

For students without a car, two practical options fill the gaps. A bicycle covers the compact area around campus well, and UCA notes on its international transportation page that most international students buy one after arriving. The same office runs a free Sunday bus that takes international students to local shopping for groceries and supplies, and arranges airport pickup from the Little Rock airport (Bill and Hillary Clinton National Airport) for first-time arrivals given about a week's notice. Many students eventually conclude that a cheap second-hand car, shared or owned, is the most realistic way to live comfortably here — budget for that possibility.

The honest trade-offs, and a first-weeks checklist

What is good about Conway for a student: it is affordable by US standards, it is safe-feeling and walkable at its core, the three-college population keeps a steady supply of cheap second-hand goods and part-time work, and Little Rock's larger job market and airport are a half-hour drive away. UCA is big enough for breadth and small enough to be navigable, and the Schedler Honors College gives strong students a genuine draw.

What is hard: the town is spread out and car-dependent, and the microtransit service — useful as it is — will not replace a car for a busy schedule. Off-campus rent near campus is limited and goes early, so a late search leaves you with a long commute. Summers are hot and humid, and the social calendar can feel quiet to anyone used to a big city. None of these is a reason to avoid Conway; they are the things to plan around.

A short checklist for the first weeks:

  • If you are a first-year, confirm your on-campus assignment and meal plan against the current Housing & Residence Life rates before term.
  • Get your BearCard (the student ID) early — it opens doors, including Torreyson's late study areas.
  • International students: check in with the Center for Global Learning and Engagement and confirm work rules on Study in the States before taking any job.
  • Sort out transport: price a bicycle, try a METRO Connect Conway trip, and decide early whether you will need a car.
  • Furnish from resale, not retail — watch the second-hand and furniture listings in the move-in weeks.
  • If you plan to rent off campus next year, start looking in spring and never pay a deposit before seeing the place.
